TDC - $19.8 MillionEstimated Completion - July 2014
In mid-2011, Bronx Pro began managing 6 city owned properties along Davidson and Monroe Avenues in the West Bronx through HPDs Third Party Transfer Program. The properties are currently occupied and include 185 rent stabilized units.
In an effort to ensure long term stability, Bronx Pro is rehabilitation of all 6 buildings. While work will vary according to current conditions in each building, all units will receive new kitchens and baths, plumbing, roofs, upgraded electrical, energy efficient windows, intercom and electronic key card access systems and new elevators where applicable. In an effort to save energy, the interior of all exterior walls will be insulated and highly efficient boilers and hot water heating distribution systems will be installed in all six buildings. All exterior facades will be repaired, pointed and cleaned and existing lobbies, public hallways and courtyards will be upgraded.
1479 Macombs Road
Estimated TDC - $14.4 MillionEstimated Completion - July 2015
In December 2012, Bronx Pro acquired the privately owned property 1479 Macombs Road with the aid of the New York Acquisition Loan Fund. A Bronx gem, the company is excited to restore this distressed asset through a comprehensive green renovation plan that will feature a detailed preservation of the facade and interior lobby.
HPD will be providing the financing through its PLP program. Construction closing is anticipated for June 2013. The acquisition loan was originated by Enterprise Community Partners.
